The tower steps back as it rises, reducing its visual mass and making room for planted terraces on successive floors. These outdoor spaces extend daily life toward views of Saqqez and the river. Seasonal planting gives the facade a changing character, while the stepped form supports daylight and softens the building’s presence along the street. A clear ground-level base connects the residential and commercial complex to public life.
برج‌باغ پلکانی زیویه با عقب‌نشینی تدریجی طبقات، از سنگینی حجم در خط آسمان سقز می‌کاهد و در هر طبقه تراسی سبز برای زندگی روزمره فراهم می‌کند. این فضاهای باز رو به شهر و رودخانه‌اند و پوشش گیاهی، چهرهٔ نما را در فصل‌های مختلف تغییر می‌دهد. فرم پلکانی به نورگیری واحدها کمک می‌کند و حضور بنا را در خیابان ملایم‌تر می‌سازد. پایهٔ شهریِ خوانا نیز مجموعهٔ مسکونی‌تجاری را به زندگی عمومی پیوند می‌دهد.
